Air sampling compares airborne spore levels indoors with an outdoor baseline. Surface sampling (tape lift or swab) identifies what is growing on a visible spot. Which one you need depends on the situation, and many inspections use both. Learn more.
It isn’t required, but it is worth considering for homes with water staining, a musty odor, a history of leaks, or a swamp cooler. A mold inspection during your due-diligence period costs far less than discovering a hidden moisture problem after closing. It is limited to mold and moisture and does not replace a general home inspection by a Nevada-certified inspector of structures. Buyer’s guide.
Las Vegas is dry, but indoor mold still grows wherever water collects: plumbing leaks, AC condensate lines and drain pans, swamp coolers, roof leaks during monsoon storms, and poorly ventilated bathrooms. Mold needs moisture, so finding and fixing the water source is always the first step.
They can. Evaporative coolers add moisture to the air and hold standing water, so a neglected cooler, pad, or duct can grow mold and raise indoor humidity. See our swamp cooler mold guide.
Written reports are typically delivered within 24 hours. Laboratory turnaround can vary by sample type, so ask about timing when you book.
Charles W. Baxter holds the Certified Residential Mold Inspector (CRMI) certification issued by the Professional Mold Inspection Institute (PMII), awarded June 24, 2026 (certificate no. Your report explains what was found, which mold types the lab identified, how indoor levels compare with outdoors, and the likely moisture source, with clear next steps. We do not sell remediation, so you choose your own contractor with the full picture in hand.
